What is a Boundary Survey?

When it comes to purchasing, subdividing, improving, or building on land, it is essential to have a boundary survey performed prior to making final decisions.  Boundary surveys help property owners like you determine the property lines of a parcel of land.  Surveying the parcel prior to performing any activities to it will help you avoid lawsuits or boundary disputes.    What’s worst than spending thousands of dollars on improving your property, only to discover you’ve built on your neighbor’s land?  Hire a land surveyor!  Click here for more information.

Here are a few things you should keep in mind:

The procedure of a boundary survey

  • The surveyor examines the historical records of the property observed and all of the land surrounding it (the surveyor may talk to previous owners and adjoiners)

  • The surveyor does field work to locate existing monuments and other evidence of boundaries

  • The surveyor compares the field work with the research to come to a conclusion about the boundaries

  • The surveyor then sets up the new monuments and writes a report on the surveyed property

The cost of a boundary survey

  • The cost will depend on the size, vegetation, location, time of year, and complexity of the job.  However, the final cost will vary slightly if there are any missing deeded monuments.

The results of a boundary survey

  • Monuments will be at all property corners

  • Surveyors will provide a written description of the property, a report explaining the decisions and judgments made for determining the boundaries, and the plan of the property

The markings of the boundaries

  • Each monument must show the surveyor’s name and license number

  • Boundary lines are usually blazed or painted

The importance of a plan for a boundary survey

  • The plan provides clients with a permanent record of the survey

  • If any monuments are lost or destroyed, they can be replaced easily with the information provided on the plan

  • The plan shows the public that the surveyed area has been thoroughly researched and documented
