Land Development
Process
Land development is the process of altering your property.
Depending on the process, the stages in a land development
process will vary. There are four general stages,
including zoning, subdivision, site plan, and permitting.
|
|
1. Zoning
You must first determine if your project is allowed under
the zoning codes of your municipality. Each zoning district
has different regulations for building structures, building
placements, and permitted use of the property.
-
When applying for a Land Use Compliance Certificate, the
application must indicate what you intend to build and the
purpose of the finished project.
-
After the approval of your application, you may proceed to
the subdivision or the site plan state of the development
process.
|
|
2. Subdivision
-
A
subdivision is usually performed so that individual lots can
be sold, to improve the marketability, or increase the
development potential of your property.
-
If
you need to subdivide your property in your project, you
need to obtain a subdivision approval.
-
The approval process will vary based on the size of the
subdivision and other factors.
|
|
3. Site Plan
-
The site plan is required
for all projects as it provides details of improvements
to be made to your property.
-
Depending on the size of
your project, location, and other factors, the time
required for the approval process will vary.
|
|
4. Permitting
-
Once all necessary approvals
are obtained, you must obtain permits for your project.
-
Depending on your project,
local, state, or federal permits may be required.
-
Standard permits for all
jobs include electrical, plumbing, and mechanical.
